Will I need council approval?

It depends on the type of building, size, and location. Some projects (like small sheds, decks, or carports) may be exempt or self-assessable. Larger projects usually require approval through a DA, CDC, or private certifier. Projects in bushfire, flood prone, heritage or other restricted zones will require full assessment.

Do I need council approval for a shed in QLD?
Small sheds may qualify as self-assessable development, but only if less than 10m2, no higher that 2.4m, for domestic purposed only, and not in bushfire, flood, or heritage zones. Any shed outside these limits will require a building approval.
What’s the difference between a DA and CDC in NSW?

A DA is a full council application, often required if your project doesn’t meet certain planning rules, or is located in sensitive or risk prone areas.

A CDC is a fast-track approval available if your project meets specific standards.

How much do house plans cost?

Our drafting services are tailored to your project and council requirements – from small sheds to new homes, every project will be unique. Contact us for a project estimate, once we know more we can give you an accurate price.

Do I need engineering reports as well as drafted plans?

Yes, if your project includes structural elements (slabs, retaining walls, roof spans, etc.), a licensed engineer must certify the design. We work alongside engineers and can coordinate these reports for you.

How long does it take to get my plans?

Initial delivery of plans for most small projects (sheds, decks, pools) can be within 1–2 weeks. Larger house plans or extensions may take 3–4 weeks, depending on complexity, council requirements, and any unexpected changes to the design brief (its your dream home, we get it!)

Will I need a BASIX certificate?

All new homes and extensions in NSW require BASIX certification - based on achieving passing scores in energy efficiency, water use, thermal comfort.
